Going into the business of Property development involves a series of critical decision-making stages that requires methodical studies and analysis without which, success becomes a hit or miss game of chance. Prospective developers should watch out for pitfall and traps and be aware of the governing rules covering, among others, plans, standards, permits, licenses and reportorial requirements. As an example, it becomes a very expensive learning experience if it would be found out later that the plans prepared do not conform to the prescribed standards.
In this regards, URBAN Institute of Real Estate is inviting upcoming and current developers, professionals and property owners to a seminar on Property Development and Housing and Land Use Regulatory Board (HLURB) rules and regulations that it will conduct on May 27, 1:30 to 6:00PM at the Maximo Function Room, Max’s Restaurant, 2nd Level, Gateway Mall, Araneta Center, Cubao, Quezon City.
This lecture will include: property development as a business; why not everybody are property developers; phases of property development; evaluating land potential; when you should not invest in vacant land; feasibility criteria; evaluating economic feasibility; needed government permits and licenses; notes on land development and housing construction; development costs; notes on industrial, commercial and condominium developments; important provisions of PD 957, BP 220, RA 6552 (Maceda Law), implementing rules of RA 7279 (Lina Law) and related issues on subdivision development such as transactions exempt from license to sell, non-completion of developments, turnover or donation of roads and parks & playground, organization of homeowners associations, registration of real estate dealers and others.
This Lecture Series is accredited by DTI for CEP compliance and will have as lecturer Engr. Enrico Cruz, who has more than 40 years in real estate, engineering, construction, management and education. Cruz is also a licensed real estate consultant and 1st and 8th placer in the real estate appraiser’s and broker’s board examinations respectively, and was invested as a “Real Estate Fellow” by the Philippine Council of Real Estate Educators.

THE HOW TO’S OF REAL PROPERTY VALUATION
What is the Market Value of your property? Do you need to hire an appraiser or can you do it yourself? How would appraisal be done? How reliable is appraisal for making investment decision in real estate? How do you become a licensed real estate appraiser?

HOW TO’S OF FINANCING & ANALYZING REAL ESTATE INVESTMENT
The mathematics side and techniques of real estate investment are constantly undergoing advancement. With the continuous development of new tools such as the financial calculators and computers, faster and more accurate methods of computation are now made available. With these new tools, it is now much easier and faster to undertake real estate computations such as, but not limited to a deeper investment analysis, which in the past are too laborious to accomplish. Unfortunately, many real estate developers and investors who are still not aware or updated on this, are failing to modernize and make use of these new developments, and sad to say, setting themselves behind the others.
To level the playing field, Urban Institute of Real Estate will conduct a lecture on “Mathematics of Real Estate Investments” on May 6, 1:30 to 6:00PM at the Maximo Function Room, Max’s Restaurant, 2nd Level, Gateway Mall, Araneta Center, Cubao, Quezon City.
The four-hour lecture will cover explanation and sample problems on interest formulas, cash flow diagrams, Present & Future Value, sinking fund, equal periodic payment, graduated periodic payments & its application to various real estate situations, how to prepare table of values using the computer and how to use such table of values, calculators & computers in computing real estate interest problems, mathematics of the different method of return analysis like Net Present Value & Internal Rate of Return method & External Rate of Return (ERR) method.
